Buyers today are adopting a different mindset than the frenzied, fast-paced homebuying environment witnessed during the pandemic's peak. They are now willing to exercise patience to secure the ideal home, a behavior rarely seen when demand is high and supply is limited. Homes that may have easily sold during the pandemic, regardless of age or condition, are now lingering on the market if perceived as needing substantial repairs.
The Demand for Turnkey Homes
One noticeable shift in buyer preferences is their reluctance to invest additional funds into repairing or renovating a property. This trend has prompted sellers to adapt their strategies. For instance, homes with roofs exceeding eight years of age often need help attracting offers. To entice buyers, sellers are increasingly offering credits to cover the costs of a new roof installation as part of the transaction.
Changing Market Dynamics
During the height of the 2020 pandemic, properties could sell within two to three days, irrespective of their condition, location, or size. However, the situation has evolved. In today's market, an imperfect home can remain listed for an extended period, sometimes three to four months, unless the seller takes steps to sweeten the deal or prepares their property to align with the preferences of current buyers.
